Rental Application Guidelines

Agency DisclosureYou acknowledge your understanding that our company represents the owner/s of the rental property.

ConfidentialityYour privacy is important to us. We will use your information to respond to you, regarding the reason you contacted us. We will not share your information with any third party outside of our organization, other than as necessary to fulfill your request. Unless you ask us not to, we may contact you via email in the future to tell you about updates to our website, events for landlords and/or tenants, new policies, procedures, or services, or changes to this privacy policy.  Applicant information may be shared with any coapplicants or cosigners.

ApplicantsEach proposed occupant 18 years of age or older must complete a separate rental application. Our application processing fee is $40 per application. This fee is not refundable. If there is more than one applicant, your applications will be blended to arrive at a decision. We will consider co-signers, Co-signers must complete a separate rental application and will be required to execute the rental agreement along with the residents of the property. Any co-signer/s approved will be fully obligated to all conditions and terms of the rental property lease.

Credit CriteriaWe may obtain a consumer credit report for each applicant. This report must be generated by our representatives and not the applicant. Although we do evaluate credit worthiness, we do not use your credit score as a sole determining factor in our decision to approve or decline your application. In addition to a credit report we may also run a fraud search, eviction search, bad check search, national criminal database scan and driver’s license verification. We may also contact current and previous landlords, employers and/or references provided by you.

Income VerificationProof of income: Please provide us with copies of your last 2 paycheck stubs or a letter on company letterhead from your employer to verify income. If you are self-employed you must provide a copy of the last 2 year’s income tax returns. Other income such as retirement, SS, disability, child support, etc. must have reliable documentation if you wish for us to consider it.

Identification-Photo identification is required. Please provide us with a copy of your driver’s license, military ID or other state issued ID.

Number of OccupantsThe maximum number of occupants allowed in the rental property is 2 persons per bedroom. Example: Studio= 1 person, 1 bedroom rental = 2 people, 2 bedroom rental = 4 people, 3 bedroom rental = 6 people, etc.  Occupancy limits could change to comply with local ordinances regarding square footage per person if the unit has exceptionally large or small rooms. Units with all or some of the utilities paid for by the owner may be charged for multiple occupancy to cover additional utility charges.

Smoking PolicyAll of our rental properties are non-smoking/no vaping. 

Pets-Most of our properties will consider pets on a case-by-case basis. Some of our properties have Aggressive Breed Restrictions, be sure to ask about this for each property if you own a dog that is on the aggressive breeds list.  The final decision as of whether to approve your pet(s) is always the property owner’s. An additional non refundable pet deposit will be charged for each approved pet.  An additional monthly fee may be charged, each property owner will set his/her pet rate.

Rent ProrationAll rents are prorated to become due on the first (1st) day of each month. Leases that commence after the 15th day of the month may require the full payment of both the first months prorated rent and the second months full rent at the time of move-in, in addition to the security deposit. 

False InformationIf any information provided on your application proves to be false or misleading, your application will be denied and your application fee(s) forfeited. If you have already entered into a rental agreement on the property when we discover that you’ve provided false information, you will be subject to immediate eviction from the premises

When Your Application Is Complete-Please Submit your Online or Deliver/Mail it along with the application fees, photo identification, bank statements and proof of income to the office at 3021 Fairfield Ave Fort Wayne, IN 46807 – Applications will not be processed without the application fee and documentation required.

When Do We Decide?- Application processing usually takes 3-5 business days.  If you have any questions about completing your application, please call the office at 260-450-3071.

What Happens After Applications Are Approved?-After your application is approved you must turn in a deposit equal to one month’s rent within 24 hours to put the house on hold and you must be ready to start your lease within 3 weeks. These deposits are Not Refundable if you decide not to rent the home prior to the beginning of the lease.  Once the lease begins this deposit will convert to your security deposit once the lease begins and is refundable as long as all lease terms are met and the property is returned in an acceptable condition.

These categories will be used to determine eligibility.  One category will not necessarily disqualify a tenant if other strong compensating factors are present.
